Shower Restoration

The shower you avoid, restored, not replaced.

Before you call a remodeler, call us. North Texas hard water leaves mineral scale, soap film, and mildew that consumer products cannot touch. We strip every layer down to the original tile and grout, repair what needs it, and seal the surface so it stays that way. Most Dallas customers save thousands versus a remodel — and the shower is usable again the next morning.

In short: Shower restoration in Dallas typically costs $450–$1,200 — a fraction of a $7,000–$25,000 remodel — and is completed in a single day. We remove hard water, soap scum, and mildew, repair grout and caulk, and seal the surface so it stays like new for 5–10 years with basic squeegee maintenance.

Why this matters in Dallas

Built for DFW homes

North Texas has its own punishment list — expansive clay soil, some of the hardest municipal water in the country, cedar and oak pollen seasons that flood every HVAC system, summer humidity, and red-clay dust on every shoe. Our process is dialed in for exactly these conditions.

  • City of Dallas water averages 11–18 grains hardness — one of the hardest in major US cities
  • Plano, Frisco, McKinney run even harder (often 18–22 grains) from groundwater
  • DFW humidity keeps shower grout damp 12+ hours a day, fueling mildew and biofilm
  • Frameless glass enclosures (popular in 2015+ DFW builds) scale faster without a protective coating
  • Most builder-grade master showers in Plano/Frisco/Prosper homes go un-sealed at install

Our process

How we do it, step by step

  1. Step 01

    Assess + Quote

We inspect tile, grout, glass, caulk, and fixtures and give you a fixed written price before any work starts — and we'll tell you straight up if a remodel is the right call instead.

  2. Step 02

    Strip + Sanitize

Specialty acidic and alkaline solutions break down mineral deposits, soap scum, and microbial biofilm without etching glass or damaging tile finishes.

  3. Step 03

    Repair

Failing grout is removed and replaced. Old caulk is cut out and re-applied with mildew-resistant 100% silicone sealant rated for 20+ years of wet environment.

  4. Step 04

    Seal + Protect

Penetrating sealer goes into grout and porous tile. Glass gets an optional hydrophobic coating (similar to Rain-X for cars) so water beads and rolls off for 12–18 months.

Deep dive

Everything worth knowing

Restoration vs. remodel — when is each one the right call?

Restoration is the right call when the substrate behind the tile is still sound (no active leaks, no soft walls, no rotted backer board). That covers ~85% of Dallas showers that look 'bad enough to replace' but actually just have a decade of mineral scale, biofilm, and failed grout/caulk on the surface. Restoration costs $450–$1,200 and is done in a day. A remodel is the right call when there's water damage behind the tile — soft drywall, black mold inside the wall cavity, missing waterproofing, leaking pan, or sagging substrate. That work runs $7,000–$25,000 in DFW. We will tell you on the inspection — for free — which one you actually need. We won't sell you restoration if you need a remodel.

Why Dallas hard water destroys showers faster than anywhere else

City of Dallas water averages 11–18 grains per gallon of hardness. Plano and Frisco often run 18–22 grains from groundwater. Every shower deposits dissolved calcium and magnesium onto tile, glass, and chrome — and when DFW humidity keeps everything damp, mineral scale binds with soap to form a cement-like layer that won't come off with consumer products. Add cedar pollen season and you've got biofilm in every grout joint. That's why a shower in Dallas looks 'old' at year 3 when the same shower in Seattle still looks new.

What's the difference between caulk and grout — and why do both fail?

Grout is sand-and-cement, used in flat seams between tiles. It's porous, holds water and stains, and lasts 8–15 years before it cracks or stains permanently. Caulk is flexible silicone, used at corners and changes in plane (floor-to-wall, wall-to-wall, around the niche, around the bench). It's there to flex when the house moves and water-seal points where rigid grout would crack. Caulk lasts 2–5 years before mildew gets under it or it pulls away. Every shower restoration includes full caulk replacement — if your remodeler skipped this, mildew comes back in 6 months.

Will the results last, or do we have to do this every year?

With our sealer and basic maintenance (squeegee after each shower, neutral pH cleaner weekly, no bleach or vinegar — those break down the sealer), you'll get 5–10 years before another deep restoration is needed. Glass coating lasts 12–18 months and is an optional $79 re-apply visit. Most customers come back every 3–5 years for a refresh, not a full restoration.

Is glass coating worth it on frameless enclosures?

On frameless glass — yes, almost always. Frameless enclosures (extremely common in 2015+ DFW builds) have no metal frame to hide water lines, so every droplet shows. Our hydrophobic coating (Aquapel / EnduroShield class) makes water bead and roll off without spotting for 12–18 months. Most customers say it's the single biggest visible difference in the entire restoration.

FAQ

Honest answers, no fine print

Can you really avoid a full remodel?+

In about 85% of cases, yes. Unless the substrate behind the tile has failed (active leaks, soft walls, sagging backer board, black mold inside wall cavity), restoration delivers a like-new look for $450–$1,200 instead of $7,000–$25,000. We'll tell you on the inspection which one you actually need.

How long does shower restoration take?+

Most master showers are a single day on site (4–8 hours). We arrive in the morning and you can use the shower again the next morning after the caulk and sealer fully cure.

How much does shower restoration cost in Dallas?+

Standard master showers: $450–$750. Large walk-ins with frameless glass and bench/niche: $750–$1,200. Multi-shower or natural stone luxury: $1,200+. Fixed written price before we start.

How long do the results last?+

With our sealer and basic weekly squeegee + neutral pH cleaner, 5 to 10 years before it needs another deep restoration. Glass coating lasts 12–18 months and is a $79 re-apply visit.

Is the process safe for the rest of the bathroom?+

Yes. We contain the work area with plastic sheeting, ventilate as we go, and use only what's needed. Vanity, mirrors, and adjacent flooring are protected the entire time.

Will the chemicals damage my chrome, brass, or oil-rubbed bronze fixtures?+

No. We carry a metal-safe cleaning protocol for every finish (chrome, brushed nickel, polished brass, oil-rubbed bronze, gold). Fixtures actually come out cleaner than before.

Can you replace the grout color while you're at it?+

Yes — we offer color sealing on shower grout as an upgrade. Re-colors stained grout uniformly and protects against future staining for 7–10 years. Add $0.75–$1.50/sq ft.

What about the bathtub or tub surround?+

Yes, included in our process if you have a tub/shower combo. Acrylic, fiberglass, porcelain, cast iron — we have the right cleaning protocol for each.

Do you fix soft or missing grout?+

Yes. Spot grout repair is included when needed (limited to a few tiles' worth of joint). Full re-grouting of the entire shower is a separate, larger job we'll quote on site.

How do I maintain it after you leave?+

Squeegee the glass after each shower (90% of upkeep is just this). Wipe down tile weekly with a neutral pH cleaner. Avoid bleach, vinegar, ammonia, and Magic Eraser — they strip the sealer. We send you a one-page aftercare sheet.

Will you find leaks or hidden damage during the inspection?+

Yes — that's part of the free inspection. If we find evidence of substrate failure or hidden moisture, we'll tell you, document it with photos, and recommend a licensed plumber or remodeler. We won't restore over a real problem.

Does this work on natural stone showers (travertine, marble)?+

Yes, with a stone-specific protocol — acid-free cleaning, hole-fill on travertine, honing if requested, and a stone-rated impregnating sealer. Common in Highland Park, Lakewood, and Preston Hollow pre-2010 builds.

Preserved, sealed, and protected. Preserved to last.

Cleaner air, sealed hard surfaces, and contaminant free soft surfaces. Your home or facility becomes effortless to maintain.
